Modi Awas Gharkul Yojana (Maharashtra)

₹1.2 lakh to build a house for homeless or kutcha-house OBC, SBC, nomadic and denotified-tribe families in rural Maharashtra, plus MGNREGA wages and a toilet grant — a ten-lakh-house, state-funded drive.

What this scheme offers

Modi Awas Gharkul Yojana was announced in the 2023-24 state budget to build ten lakh houses for other backward families over three years, with about ₹12,000 crore set aside. It is entirely state-funded and pays ₹1,20,000 by direct transfer, in instalments, to families that are homeless or live in a kutcha house. The family also gets 90 days of MGNREGA unskilled wages (about ₹26,730) and, if it has no toilet, ₹12,000 under Swachh Bharat Mission (Gramin). The scheme covers OBC, Special Backward Class, Nomadic Tribe and Denotified Tribe families, and the new house must have at least 269 sq ft of carpet area. Selection starts in the Gram Sabha, which passes a resolution naming the beneficiaries.

Who is eligible

  • The family must belong to OBC, Special Backward Classes (SBC), Nomadic Tribes (NT) or Denotified Tribes (DNT).
  • The family must be homeless or living in a temporary (kutcha) house.
  • Annual family income of up to ₹1.20 lakh, shown by an income certificate from the Tahsildar.
  • At least 15 years of residence in Maharashtra.
  • The Gram Sabha must select the beneficiary by resolution; families already helped under any central or state housing scheme, including the PMAY-G waiting list, are not eligible.

Documents required

  • Caste certificate issued by the Sub-Divisional Officer
  • Income certificate up to ₹1.20 lakh from the Tahsildar
  • Satbara (7/12) extract, property register extract or an attested Gram Panchayat certificate proving land
  • Proof of 15 years' residence in Maharashtra
  • Gram Sabha resolution selecting the beneficiary
  • Aadhaar card and bank account details

How to apply

  1. Approach your Gram Panchayat and ask to be included in the Modi Awas Gharkul beneficiary list placed before the Gram Sabha.
  2. Submit the application with the caste and income certificates, land proof and residence proof.
  3. The Gram Sabha passes a resolution recommending eligible families, and the Panchayat Samiti forwards the list to the district.
  4. The district-level committee gives final approval, after which the first instalment is released to your bank account.
  5. Build the house to the minimum size in stages; further instalments follow as construction progresses, along with the MGNREGA wages and the toilet grant.
