PM Awas Yojana — Urban 2.0 & Gramin

Financial support to build or buy a permanent (pucca) house, for families who don't currently own one, through separate urban and rural tracks.

What this scheme offers

PMAY runs as two linked programmes. PMAY-Urban 2.0 (effective from September 2024, running through 2029) supports around 1 crore additional houses for the urban poor and middle class, through four verticals — Beneficiary-Led Construction, Affordable Housing in Partnership, Affordable Rental Housing, and an interest subsidy scheme. PMAY-Gramin covers rural households, with beneficiaries identified through the Awaas+ survey and paid in installments tied to construction progress.

Who is eligible

  • Must not currently own a pucca (permanent) house anywhere in India.
  • Urban: belongs to the EWS, LIG, MIG-I or MIG-II income category, and hasn't received housing assistance under another central/state housing scheme in the preceding 20 years.
  • Rural: household appears in the SECC/Awaas+ list, verified by the local gram sabha; priority given to SC/ST households, minorities, freed bonded labourers, and persons with disabilities.
  • Urban Beneficiary-Led Construction track: EWS families (income up to ₹3 lakh) who already own land but need help constructing.
